Investire SGR, an asset and investment management company with over twenty years of experience in the real estate sector, decided to address the issue at its source by introducing WIB smart lockers in six residential buildings in Milan managed by the group, integrating them into a Concierge service ecosystem developed by TopLife Concierge.

The goal was not simply to provide an automated parcel collection point, but to create a smoother and more efficient delivery management experience, where technology, Concierge services and resident support work together to simplify everyday life.

How the Concierge Service Works for Residents

The service is built on the integration between WIB smart lockers and TopLife Concierge.

TopLife Concierge is not simply the resident’s digital access point: it is the platform that coordinates the entire building service ecosystem, connecting residents, Concierge staff and technology to make every interaction simpler and more efficient.

When a package arrives, the Concierge deposits it in the smart locker by selecting the recipient’s name directly from the touchscreen. The WIB system queries the resident database managed by TopLife Concierge in real time, identifies the correct user and assigns an available locker compartment, generating a unique PIN and QR code for that specific delivery.

At this point, TopLife Concierge takes over the communication and service management process: it receives the booking data and automatically notifies the resident.

The Concierge therefore becomes the coordination point between technology and people. Residents receive a notification on their smartphone and can collect their package from the residential parcel locker whenever convenient, authenticating themselves via QR code or PIN to unlock the assigned compartment.

At the same time, Concierge staff retain full visibility over the delivery flow and can intervene whenever necessary.

Package collection is also recorded automatically, updating the booking status without requiring any additional manual steps.

The system also manages less straightforward scenarios. If a booking expires or is cancelled, TopLife Concierge automatically updates the delivery status and triggers the necessary communications, ensuring operational continuity and complete traceability throughout the entire package delivery process.
